February was a hot month for real estate sales. We can assume that the majority of sales in February resulted from contracts in January and even December. In other words, sales may have slowed a little through the winter but there has been more activity then in recent years.
February had 16 more houses for sale than in January however this was still 27% less than in 2017. This lack of inventory is likely correlated with the median sales price being 6% higher than at this time last year. It will be interesting to see how the spring market will effect the sale statistics, particularly if we see an increase in inventory.
