When this home owner reached out to me, she faced what felt like an insurmountable challenge of selling her home. The house had an open loft primary suite not conducive for many families. Plus, there were large repairs needed but couldn't be completed because construction is too disruptive for her autistic son.  She felt like there really wasn't a great option but to sell it to an investment cash only buyer.  We discussed options and encouraged her we could get her much more than the cash buyer offered.   I brought in a stager and handy man for light touchups, and photographed the house.  We listed the house at about $125,000 above what the cash offer.  Needless to say, she was thrilled when her house had 60 showings in three days and 15 offers.  The house ended up selling for over $75,000 above asking price at $401,000 with ideal terms!
