An Overview of Penn Laird

Penn Laird sits just outside of the South Eastern side of Harrisonburg.  With beautiful mountain views, a golf course, and a few lakes, it's no wonder Penn Laird has been an area of growth, particularly for higher end homes.  In addition to the views, Penn Laird residents enjoy the comfort and convenience of the restaurants and shopping available in Harrisonburg while remaining in the county. 

Penn Laird residents can take advantage of the nearby golf course or choose to play in Harrisonburg.  Furthermore, they can travel a little further down route 33 to take advantage of Massanutten; a four seasoned resort with an indoor water park, golf course, and ski slopes. 

Penn Laird is also very family friendly with an excellent school system.  With a new park being built, Harrisonburg, and Massanutten, there are many kid friendly activities for families.

As you can see, Penn Laird is a highly desirable location to live.  Let's look at how the home sales compare to all of Rockingham county and Harrisonburg. 

Penn Laird Home Sales

At first glance, we can see that Penn Laird's median sales price is significantly higher than Harrisonburg and Rockingham.  In 2015, the median sales price was over $100,000 higher or 36% higher than Harrisonburg and Rockingham.  All the years prior are seeing similar median price gaps except for 2013.  In 2013, the median sales price in Penn Laird was $80,000 higher or 31% higher than Harrisonburg and Rockingham.

Are Penn Laird Sales Trending Upward?

The trend line for Harrisonburg and Rockingham look very similar to the trend line for Penn Laird.  However if you take a closer look, Harrisonburg and Rockingham had 7% increase in the median sales price when comparing 2012 and 2015. In contrast, Penn Laird saw a .2% decrease in the median sales price when comparing 2012 and 2015.  {Penn Laird's median sales price dropped in 2013 and this is why we are seeing the trend line moving upward at about the same rate as Harrisonburg and Rockingham county.  According to this data, I would say that the prices are remaining consistent.  However, there are a few factors to keep in mind when interpreting this data. 

Important Factors to Keep in Mind

1. Penn Laird is part of Rockingham County and thus is part of the statistics it's being compared to.
2. Sample Size: Penn Laird has a much smaller sample size which means each sale has a greater impact on the overall data. 
3. New Construction: Penn Laird has a few neighborhoods that are still being developed.  In these neighborhoods, it's hard to see much price change because the houses built are often uniform. 
4. Mostly Higher End Homes:  Penn Laird truly has extremes.  You can find houses worth over a million dollars and you can find houses that are worth under one hundred thousand.
