Home inspection's have the reputation of being a sellers nightmare. However, it doesn't have to be. Being proactive and preparing for the inspection process can help prevent a contract from falling through. If you want to be very prepared, hire a home inspector to come look through the house when you are preparing the house to be sold. If anything of concern comes up, take care of it then. Test all of your appliances, outlets, faucets, etc... If something isn't working properly, fix it. These type of malfunctions will come up on a inspection report. Another good idea is to have your HVAC system serviced. This is recommended to be done every year regardless. If you have serviced your HVAC system, try to find your invoice. Finally, consult with your Realtor about the Inspection negotiation process to help mitigate any potential problems.
