If you are searching for a house that seems to be very desirable, it's good to prepare yourself for multiple offers on a house you may be interested in. The good news is that we are not seeing extremely high cash offers. Most offers are with financing and that means they require an appraisal. The sellers and listing agent will be worried about the appraisal should an offer come in higher than asking price.
So how can you win your dream home?
When you are getting pre-approved for a loan, find out how much you are willing and able to spend on a house. Then, ask your mortgage adviser how much they anticipate the closing costs to be. If it is possible for you, try to save the money or get the money gifted to you for the closing costs. Not needing to ask for closing costs assistance will help you win the bid without necessarily paying more for the house.
